These Terms & Conditions ("Terms") govern your use of Struxure, our website, and our web application (collectively, the "Service"). By creating an account or using the Service, you agree to be bound by these Terms.

If you do not agree to these Terms, please do not use the Service.

1. Acceptance of these terms

By registering an account, logging in, or using any part of Struxure, you confirm that:

  • You have read and understood these Terms and our Privacy Policy.
  • You agree to comply with all applicable UK laws and regulations in your use of the Service.
  • If you are entering information about other people (tenants, contractors, investors), you are responsible for ensuring you have the right to do so and for informing them.

2. What Struxure is

Struxure is a property compliance and management platform that provides tools for landlords, property investors, and tenants to manage properties, track compliance, communicate with contractors, analyse portfolios, and use AI-assisted features.

Struxure is a record-keeping and productivity tool. It does not provide legal advice, certify compliance, or make decisions on your behalf.

3. Your account and registration

  • You must provide accurate and complete information when registering.
  • You are responsible for keeping your password secure and for all activity under your account.
  • You must be at least 18 years old to create an account.
  • You may not share your account credentials with others.
  • You must notify us promptly if you suspect unauthorised access to your account.

4. Acceptable use

You agree not to:

  • Use Struxure for any unlawful purpose or in violation of any UK law.
  • Enter false, misleading, or fraudulent information about properties, tenants, or finances.
  • Use the AI features to generate content that is illegal, defamatory, harassing, or infringes on others' rights.
  • Attempt to access, tamper with, or disrupt the Service, its servers, or other users' data.
  • Reverse-engineer, decompile, or disassemble any part of the Service.
  • Use the Service to send spam or unsolicited communications.
  • Resell or sublicense access to Struxure without our written permission.

5. Your responsibilities as a landlord or property manager

Struxure helps you track compliance, but it does not absolve you of your legal obligations as a landlord. You are solely responsible for:

  • Ensuring your properties comply with all applicable UK housing, safety, and landlord-tenant laws.
  • Obtaining and renewing required certificates (gas safety, EPC, EICR, fire safety, etc.) on time.
  • Serving documents on tenants correctly and maintaining proof of service.
  • The accuracy of all information you enter about your properties, tenants, and finances.
  • Informing tenants, contractors, and other individuals that their data is being processed in Struxure.
  • Responding to data-subject requests from individuals whose information you have entered.
  • Any decisions you make based on AI-generated outputs, drafts, or recommendations.

6. Your responsibilities as a tenant

If you access Struxure through the tenant portal, you agree to:

  • Use the portal only to view information related to your tenancy.
  • Not misuse or share access to the portal with others.
  • Contact your landlord or property manager for any disputes about your tenancy — Struxure is a platform provider, not a party to your tenancy agreement.

7. AI features and their limitations

Struxure includes AI-powered features such as email drafting, auto-reply, certificate extraction, invoice processing, deal analysis, portfolio health analysis, and virtual staging. These features use third-party AI models.

Important limitations:

  • AI outputs may be inaccurate, incomplete, or inappropriate. You must review all AI-generated content before acting on it.
  • AI-generated emails, analyses, and recommendations are suggestions only — they are not legal, financial, or professional advice.
  • AI certificate extraction may make mistakes. You must verify all extracted dates and compliance statuses against the original documents.
  • AI invoice processing creates a review record — Struxure does not make payments automatically. You must approve all payments.
  • AI auto-replies are sent automatically only at high confidence (≥85%) and never for emails mentioning payment. You can disable auto-reply at any time.
  • AI virtual staging images are computer-generated and may not reflect the actual appearance of a property.

We are not liable for any consequences arising from your reliance on AI-generated outputs.

8. Email integrations and communications sent on your behalf

When you connect your Gmail or Outlook account, Struxure can send and receive emails on your behalf. You are responsible for:

  • Ensuring you have the right to connect your email account and authorise Struxure to access it.
  • The content of all emails sent through Struxure, including AI-drafted and auto-sent emails.
  • Ensuring that auto-send and auto-reply settings are configured to your satisfaction before enabling them.
  • Any communications sent to contractors, tenants, or other recipients.

You can disconnect your email integration and disable auto-send/auto-reply at any time in Settings.

9. Billing and subscriptions

Some features of Struxure require a paid subscription. By subscribing, you agree to:

  • Pay all applicable fees as described at the time of subscription.
  • Provide valid payment information through our payment provider (Stripe).
  • Allow recurring billing until you cancel your subscription.
  • Cancel your subscription through the billing settings in your account or by contacting us.

Fees are non-refundable except where required by law. We may change our pricing with reasonable notice.

10. AI credits

AI features consume AI credits. New users on the free plan receive 20 credits to use across AI features. Credits reset monthly with paid subscriptions. Credits have no cash value and are non-transferable.

We may modify the credit allocation, pricing, or feature availability at any time with reasonable notice.

11. Intellectual property

Struxure, its design, branding, and software are owned by us or our licensors. You retain ownership of the data you enter (property records, documents, tenant information).

AI-generated outputs (drafts, analyses, staged images) are provided for your use in connection with your Struxure account. You are responsible for ensuring that AI-generated content does not infringe on third-party rights when used externally.

12. Third-party services and links

Struxure integrates with and links to third-party services including Google (Gmail, Gemini), Microsoft (Outlook), Anthropic (Claude), OpenAI, Stripe, property portals (Rightmove, Zoopla, OnTheMarket, OpenRent, Gumtree), and OpenStreetMap. We are not responsible for the availability, accuracy, or practices of these third-party services.

Your use of third-party services is subject to their own terms and privacy policies.

13. Disclaimer and no legal advice

The Service is provided "as is" and "as available" without warranties of any kind. Struxure is a record-keeping and productivity tool — it does not provide legal advice, certify compliance, or guarantee that you are meeting your legal obligations as a landlord.

The compliance tracking features help you organise your records but should not be relied upon as a substitute for professional legal advice. You should consult a qualified solicitor for legal matters relating to your properties and tenancies.

The interactive tools on our landing page (Section 8 Readiness Check, Portfolio Health Check) do not assess or state your legal compliance position — they are factual record-keeping aids only.

14. Limitation of liability

To the maximum extent permitted by law:

  • We are not liable for any indirect, incidental, or consequential damages arising from your use of Struxure.
  • We are not liable for any losses arising from your reliance on AI-generated outputs, compliance tracking, or deal analysis.
  • We are not liable for the actions or omissions of third-party service providers (Google, Microsoft, Stripe, AI providers, property portals).
  • We are not liable for any failure to meet legal compliance deadlines or obligations — that responsibility remains with you.
  • Our total liability for any claim arising from these Terms is limited to the amount you have paid us in the 12 months preceding the claim (or £100 if you have not paid anything).

Nothing in these Terms limits liability for death or personal injury caused by negligence, or for fraud.

15. Indemnity

You agree to indemnify and hold us harmless from any claims, damages, losses, or expenses (including legal fees) arising from:

  • Your use of the Service in violation of these Terms or applicable law.
  • Information you enter about properties, tenants, contractors, or other individuals.
  • Communications sent through Struxure on your behalf.
  • Your reliance on AI-generated outputs or compliance tracking features.
  • Any breach of your data-protection obligations as a data controller.

16. Suspension and termination

We may suspend or terminate your account if you violate these Terms or if we reasonably believe you are misusing the Service.

You may delete your account at any time through Settings, which permanently deletes all data you own. You may also cancel your subscription at any time.

Upon termination, all licences granted to you under these Terms cease immediately.

17. Changes to these terms

We may update these Terms from time to time. We will update the "Last updated" date and notify you of significant changes through the app or by email. Continued use of Struxure after changes take effect constitutes acceptance of the updated Terms.

18. Governing law and disputes

These Terms are governed by the laws of England and Wales. Any disputes arising from these Terms or your use of Struxure shall be subject to the exclusive jurisdiction of the courts of England and Wales.
